What do you need to be aware of regarding moving out?

You must have a moving out inspection
When a tenant moves out, you must conduct a moving out inspection, and the tenant has a right to be present during the inspection. This means that the tenant and landlord check the condition of the property together.
The tenant should be invited to the moving inspection due to the documentation of the rental property’s condition. This means that the tenant and the landlord can agree upon the deficiencies, and with the report in hand, it is crystal clear what is on the landlord’s expense and what is on the tenant’s expense.
The legislation regarding moving inspections is dependent on the number of rental properties the landlord owns. If you, as a landlord, own more than one rental property, you must invite the tenant to a moving out inspection two weeks after the tenant moved out at the latest.
The tenant must receive a copy of the moving report
When a tenant moves out of a private rental property, the landlord must provide a copy of the moving out report at the end of the moving inspection. This can either be on paper or digitally.
The tenant must sign the report and thereby, approve the flaws and deficiencies noted in the report. This is also applicable to business leases.
Moving out and refurbishing
To a large extent, the legislation regarding moving out and refurbishing depends on the tenancy agreement.
If the tenancy agreement states that the tenant is responsible for interior maintenance, this is in effect. However, if something else is stated in the tenancy agreement, that is in effect.
Usually, the tenant is responsible for refurbishing the rental property when moving out. For example, this could be in regards to painting, polishing the floors and other interior maintenance. But it is dependent on the tenancy agreement.
